Proposed development of up to 47 homes on land south of Aylesbury Road
The Current Site
The development site is situated south of Aylesbury Road, Bierton. It is a semi-rural site of approximately 2.5 hectares, located directly adjacent to the existing settlement. Buckinghamshire Council has acknowledged that there is a major need for new housing, and particularly affordable housing, in the Aylesbury area. The site south of Aylesbury Road is an ideal location to deliver some of this identified housing need.
The affordable housing requirement within the Vale of Aylesbury Local Plan for new housing developments of this scale is 25%.
The Proposals
Obsidian Strategic is proposing a small development of up to 47 well-designed new homes on a site to the south of Aylesbury Road. The new homes will be a mix of sizes, from 1 bedroom to 4 bedrooms, to suit a wide range of housing needs.
The site will be attractively landscaped, including a green buffer on the western edge.
These homes will be sensitively designed to reflect the local Bierton vernacular. A public children's play area will also be incorporated into the site.
We have submitted an outline planning application in late 2024, which has now been validated.
